After more than a decade of working with home sellers, one thing rings true.  There is a buyer for every home and typically, a home doesnt sell for one of four main reasons including:

The first factor is price and this one is controlled by the owner.  We have discovered that most homes that languish on the market are due to improper pricing.  A variety of reasons exist as to why this occurs, two of which are  (1) overvaluation compared to similar homes sold in the area, and the phenomenon we call (2)  “Catching A Falling Market”.  We discuss these and other reasons in our complimentary seller consultations.

The second factor is condition which is once again controlled by the owner.  Deferred maintenance is common but the failure to get a home into its best possible condition before going on the market relegates it to “middle of the road” status where it often gets lost among the hundreds of other homes that a buyer has to choose from in this market.  You can sometimes ignore these deferred maintenance items in a “sellers market” but when inventory is excessive and prices are falling due to a lack of buyers, condition becomes of critical importance.

The third factor is location and is out of everyone’s control.  You may have an issue with power lines running through the back yard or a free way extension that is planned for nearby but know this – these things do not cause the home to be unsaleable – rather they must be worked into the pricing!

The fourth factor is marketing and this is in control of the Realtor.  The emphasis on internet-based marketing and social media has changed the way agents must market homes for sale.  Outstanding pictures, vivid marketing materials and a written plan designed to saturate the market are key factors in our success as a top producing team at RE/MAX of Greensboro.  The days of classified newspaper advertising are over and other print publications are falling quickly so…be sure that you speak to a tech-savvy Realtor with a fresh, ingenious approach to marketing.
